01 · An address with a story

A prince, a plan and a hillside above Marbella.

In a photograph taken by Slim Aarons in 1989, Ferdinand von Bismarck holds up an illustrated plan of Jardines Colgantes and Marbella Hill Club. Behind him stands the completed Jardines Colgantes development: the architectural vision on paper, and its realisation on the hillside, brought together in one photograph. It is an unusually fitting introduction to Jardines Colgantes, where a family’s history, an architectural idea and the landscape meet.

For buyers drawn to the world of Slim Aarons, the appeal is easy to recognise. Sunlit terraces, established gardens and houses shaped by individual taste still inform the way this hillside is experienced. Marbella Hill Club’s particular elegance comes from that combination of setting and personality.

Set within Marbella Hill Club above the Golden Mile, Jardines Colgantes offers apartments and penthouses with a character of their own. Around it, individual villas, townhouses and hillside plots form the wider neighbourhood: an established setting with room for a new chapter.

The Bismarck years

Aristocratic roots.
A personal sense of style.

Ferdinand von Bismarck, a great-grandson of Otto von Bismarck, founded Marbella Hill Club in the 1970s. His sister Gunilla became one of the most recognisable figures in Marbella society, giving the family an enduring association with the town’s international social life.

Another connection leads back to the Golden Mile’s hospitality history. After his years as general manager of the Marbella Club Hotel, from 1961 to 1983, Count Rudi went on to direct Marbella Hill Club and La Zagaleta. His involvement links this hillside address to one of the figures closely associated with Marbella’s international social world.

The domestic details are equally evocative. Elisabeth von Bismarck’s fascination with butterflies extended to the wallpaper of the family’s Marbella home. It is a small glimpse of a world in which a house expressed the enthusiasms of its owners.

That is the old-money sensibility we find appealing here: privacy, cultivated surroundings and the confidence to make a home individual. The history gives Marbella Hill Club a depth that continues to matter to buyers with an interest in architecture and place.

02 · Jardines Colgantes

Architecture with a point of view.

Jardines Colgantes gives the neighbourhood one of its most distinctive architectural expressions. White buildings descend with the hillside, their terraces, curved details and planting creating a composition that changes with the viewpoint. The name, “hanging gardens”, feels particularly appropriate when seen from above.

Its design history is documented in the COAM archive: a 1978 project for the Ferdinand von Bismarck complex names Ramón Vázquez Molezún, Rafael Olalquiaga Soriano and Miguel Ángel Mier Enríquez as architects. The architectural idea took shape in the following decade: Andalucia.com dates the apartment buildings to 1985 and 1988, describing a group of five blocks on the northern perimeter of the wider Hill Club setting.

A garden woven into the hillside.

The design history reaches back to land known as Huerta del Almendral. The original brief sought a coherent whole while giving each home privacy and individuality. Gardens, pools, pergolas and changing heights were central to that approach. The buildings stepped with the terrain, allowing the roof of one home to become the planted terrace of another.

There is a cultural footnote to the architecture, too. The sculptor Faustino Aizkorbe’s official exhibition history records a solo show at Marbella Hill Club’s Hanging Gardens in 1988. It adds another layer to the story of Jardines Colgantes: a setting that also hosted contemporary art.

The attraction lies in this variety. A terrace can be an outdoor dining room, a planted retreat or a place to enjoy the sea view. For those who appreciate expressive Mediterranean architecture, Jardines Colgantes offers a strong sense of identity.

Asking prices in Jardines Colgantes.

Price per square metre is most useful when the measurement is consistent. These two advertised penthouses both identify their interior space and terraces separately, allowing the asking price to be expressed on an interior-area basis.

Property Asking price Interior Terraces Asking €/m² of interior
Villa Noble · VN032946

Renovated four-bedroom penthouse €2,495,000 225 m² 195 m² €11,089
How we calculate price per square metre

Asking price is divided by the advertised interior area, with terraces shown separately. The full property price includes the home’s outdoor spaces and other attributes: the calculation does not assign a separate value to them.

For VN032946, €1,390,000 ÷ 175 m² gives approximately €7,943 per interior m². Dividing instead by the combined 315 m² of interior and terraces produces approximately €4,413 per m². Those are different measurements and should not be mixed in one average. Advertised areas have not been independently measured.

03 · The character of the hillside

Space, greenery and homes with their own identity.

To understand Jardines Colgantes, it helps to look at the hillside around it. Marbella Hill Club sits below La Concha, to the west of Sierra Blanca, in an established residential landscape with views towards the coast.

In the villa settings, changes in elevation and mature planting can create a satisfying sense of separation between neighbours. The experience depends on the individual plot: its outlook, garden and approach all contribute to the feeling of privacy. This relationship with the terrain is central to Villa Noble’s view of the area’s appeal.

The choice of homes is unusually varied. Substantial villas offer the scope for private grounds and a highly individual residence. Jardines Colgantes brings terraced apartment living into the picture, while Marbella Hill Village contributes Andalusian-style townhouses. Together they give buyers several ways to enjoy the same wider setting.

04 · Marbella Hill Club I & II

The next chapter should build on the character already here.

Marbella Hill Club I and Marbella Hill Club II are both part of the wider area’s property story. For Villa Noble, Phase II holds particular interest because of the opportunity to bring carefully designed homes to individual hillside sites close to the Golden Mile.

We see the potential for a more intimate expression of the spacious, landscape-led living associated with La Zagaleta. This is our view of the residential ambition: generous settings, privacy and architecture that respects the terrain. The comparison concerns atmosphere and landscape; each community has its own facilities and arrangements.

Marbella’s new PGOM received definitive municipal approval on 18 September 2026. It provides the wider context for reassessing land opportunities here. Its legal effectiveness, detailed planning and the position of each parcel must be checked against the relevant official documents.

As further land becomes available for development, new projects could bring substantial investment in homes and supporting infrastructure. Better access, services, landscaping and shared surroundings would strengthen the community’s appeal. That remains a potential outcome, with the scale and timing dependent on approved projects, funding and delivery.

There is a documented history of improvements to the approaches: in January 2021, the council reported new pavements and lighting on Calle Lago de los Cisnes, with the Marbella Hill Club community president involved in the visit. Future investment would form a further chapter in that process.

Our positive outlook rests on the combination of heritage, location and quality of future development. Sensitive new homes and well-maintained surroundings could make Marbella Hill Club increasingly attractive to buyers who want space and individuality above the coast. Further planning context is available in our Marbella PGOM guide.

The nearby heliport and the Marbella Club connection

The Los Manchones heliport adds another point of interest. A March 2026 report identified Lexel Spain 2020 SLU, described as sharing ownership with the Marbella Club Hotel, as the proposed concession awardee. The operator’s location page places the site in Marbella Hill Club II–Nagüeles.

For owners using private aviation, nearby services could provide a further convenience. Current operational permissions, available services and resident access still require confirmation.
